About the Planning Areas
Kirchoff Road Corridor
The 2019 Comprehensive Plan envisions Kirchoff Road as a vibrant and walkable town center with a mix of uses and public gathering places. There are several vacant or city-controlled sites that can be developed to support this vision. The study will evaluate mixed-use development opportunities, slight reconfiguration of the road, public parking, wayfinding strategies, integration with Kimball Hill Park and Salt Creek, and more.
Northwest Industrial Area
This area currently consists of business park and industrial land uses. Since the adoption of the Comprehensive Plan, the city has considered accommodating new and creative uses within the District’s flexible tenant spaces. The study will evaluate select changes in use, minimum parking requirements, roadway configuration, transit facilities and connections, and redevelopment of key opportunity sites.
Connecting Areas
Rohlwing Road and Hicks Road (between Kirchoff Road and Euclid Avenue) serve as the connecting roadways between the two aforementioned study areas. Planning and considerations for these two roadways will be contingent upon future development in the study areas and nearby communities.
